By system type
What we look at
Every system is different. Here's the kind of work a residential tune-up covers. Parts and repairs only with your approval.
Oil burners & boilers
Burner cleaning, electrodes, smoke test, carbon monoxide check, flue, relief valve, expansion tank and low-water cutoff. We inspect and clean the nozzle and pump strainer. Add $15 plus tax for each new oil filter we install.
Gas furnaces & boilers
Burners and ignition, flame sensor, venting, safety controls, filter and blower.
Mini-splits & central air
Filters cleaned, outdoor coil cleaned, condensate pump and pan treated, refrigerant and performance check, electrical connections. Heat pump defrost tested with the board. Covers one outdoor unit and all of its indoor heads. Coil deep cleaning is a separate service.

Tune-up terms
$99 plus tax per residential system, per season, not per visit.
Tune-ups are scheduled during normal business hours. No emergency or after-hours tune-ups.
Oil tune-ups: we inspect and clean the nozzle and pump strainer. Add $15 plus tax for each new oil filter we install.
Your system must be running. Minor noises or adjustments still qualify. If a failed part has stopped your heating or cooling, that's a regular service call, and we'll explain the cost and get your OK first.
Parts, repairs, refrigerant and leak work are extra and only done with your approval.

What's included in the $99 residential tune-up?

Is the $99 per visit or per system?
Per system, per season. A heating tune-up and a cooling tune-up are each $99 plus tax. A ductless system's tune-up covers one outdoor unit and all of its indoor heads. For oil tune-ups, add $15 plus tax for each new oil filter we install.
Is the $99 residential tune-up for broken systems?
It's for systems that are running, even if they're a little noisy, need an adjustment or aren't quite keeping up. If a failed part has stopped your system from heating or cooling, that's a regular service call, and we'll explain the cost and get your OK first. If we find a problem during a tune-up, it's still $99, and we quote any repair for your OK first. Refrigerant and leak repairs are extra and need your approval.
How often should I tune up my oil burner?
Once a year, ideally before the heating season.
Do you tune up commercial units?
Yes, but commercial and rooftop work isn't part of the $99 residential tune-up. It's quoted separately: call for a quote.
How do I book?
Call 516-761-1525. Tune-ups are scheduled during normal business hours. We set the time with you by phone and invoice after the visit. There's no online booking.
